When selected as your General Contractor, we would join the design team to perform the following services prior to actual construction.

• Attendance at all design team meetings as may be requested
• Review and critique of preliminary budget estimate
• Cost Estimates based on preliminary construction drawings
  1. Schematic Design drawings and performance specifications
  2. Design Development Drawings and outline specifications
  3. Construction Documents and final specifications.
• Involvement of selected subcontractors for price verification of work scopes
• Pre-construction and construction schedules in computer assisted Critical Path Method format:
  1. Identification of long lead items
  2. Identification of critical dates for design, shop drawings, submittals, permits, approvals, material orders, and Owner FF&E installation
• Input on site logistics and coordination with architects and subcontractors.
• Recommendations on building systems and construction methods.
• Provide alternative material and methods pricing for design team review and cost savings in shopping list format.
• Cost variance tracking from one estimate to the next.
• Solicitation for and Pre-qualification of potential subcontractors and material suppliers.
• Assistance to design team in procurement of necessary entitlements.
